Owner / Seller

That is the dilemma when selling a property, everyone looks at the value differently and emotions cannot be assessed. That's why we work closely with the seller and involve them closely in determining the sale price. That way, they can understand our result and feel comfortable with it, and we can also explain the path to the price plausibly to a prospective buyer. This saves hours of negotiation on all sides.

The Brokerage fee When selling a property in Spain, the seller pays and the amount is 3,5% for a qualified exclusive order with a term of 6 months. And we would be happy to explain that to you.

Of course, it is common practice in Spain to instruct all 46 estate agents in the area to sell your property. Each of these 46 estate agents will now immediately take great photos, post a great exposé on all property platforms and of course only with top placement. Each of the 46 estate agents will of course immediately invest a few hundred euros to offer the properties. You can see where the journey is heading.

If we have a qualified sole mandate for 6 months, we have planning security, the basis for any sensible commercial transaction. Many sales-promoting steps are now worthwhile that we would not take if we had 45 other estate agents on board. And our colleagues don't think any differently.

A detailed brokerage agreement sets out what the client can expect from us and what work we will do for them.

Now that we've sorted that out, we can get down to the real work. On average, we now have to obtain around 15 documents/certificates from/for the seller. This also includes checking the details and papers. Do the land register, building plans, ownership etc. match?

If our client agrees with the exposé and gives his approval, we start the sales phase and access our database of prospective buyers, post it on our website, present it in our Facebook groups with around 90,000 members and on the usual platforms.

We go through the financial situation with each prospective buyer before the first viewing and check the feasibility of a purchase.
