This includes an office, a website with prescribed content, property liability insurance, regular training, adverts on platforms, etc. So a real estate agent first invests four figures every month without having earned a cent.

An estate agent in the Balearics thus creates the basis for his work. Based on his knowledge, he obtains all the required documents from the seller (on average 15), he can estimate the purchase price correctly and fairly for both parties thanks to his market knowledge and he knows the area and the neighbours at all times of the year (location-location-location). As an expert, you know where to look for defects and you also want to be able to read construction plans and compare them with reality in order to determine a fair price.

Additional costs when buying a property

In Spain and Mallorca too, additional costs are incurred when buying a property and, as in Germany, these cannot be co-financed and must be available.

The ancillary purchase costs average 11 to 13% of the purchase price stated in the notarised contract. The fluctuations are due to the graduated property tax, all other costs are almost always identical. They are

- Entry in the land register

- Invoice lawyer /Gestoria for preparation of the purchase contract and other documents

- The costs of financing and payment are as follows NOT included.

Rent in Mallorca

We only rent to people who live and work here all year round. (Residencia must be available / applied for)

Most important rule: If someone offers you a rental contract in German only, without Spanish text and according to German law, take your feet in your hands and run away! If you are asked to pay your rent into a non-Spanish account or even in cash, do the same.

Yes, the rental market is difficult, but that doesn't mean you have to get yourself into trouble.

We only offer long-term rentals, for other time slots there are holiday portals.

As estate agents, we reject any form of illegality. We only offer bilingual rental contracts in accordance with Spanish law where the rent is transferred to a Spanish account.
